If you've already paid to have CCTV installed, an annual maintenance contract is what keeps that investment actually working three summers from now. Heat, dust, humidity, and general wear are hard on lenses, housings, hard drives and cabling everywhere in the world — and most system failures don't happen on day one, they happen quietly, months after nobody has looked at the cameras again. Here's exactly what a CCTV maintenance contract should include, what it costs in 2026, and how to tell a real AMC from a sales pitch, wherever you're located.

What is a CCTV maintenance contract (AMC)?

A CCTV Annual Maintenance Contract is a fixed-term agreement — usually 12 months — where a provider commits to scheduled inspection visits, preventive servicing, and a guaranteed response time if something breaks, in exchange for an annual or per-visit fee. Instead of paying for an emergency callout every time something fails, you're paying to catch small problems (a loose cable, a dusty lens, a drive nearing end of life) before they turn into a blind spot in your coverage.

Most AMCs fall into one of two structures:

  • Non-comprehensive (labor-only) AMC — covers scheduled visits, inspection, cleaning, and technician labor. Any faulty part — a camera, a power supply, a hard drive — is billed separately.
  • Comprehensive AMC — bundles parts and replacements into the annual fee, so a dead camera or failed hard drive is swapped at no extra cost during the contract term.

What a proper CCTV maintenance visit should include

Not all "maintenance visits" are equal. A five-minute drive-by isn't a service. A proper preventive maintenance visit covers:

  • Physical inspection of every camera housing, mount and cable entry point for cracks, water ingress or loose brackets
  • Lens cleaning — dust, pollen, salt film, and general grime are the most common causes of blurry or washed-out footage
  • Checking and re-aiming camera angles that have drifted from wind, cleaning crews, or accidental knocks
  • Testing night vision / IR performance on every camera, not just a visual check in daylight
  • NVR/DVR health check — fan operation, internal temperature, firmware version, and free storage space
  • Hard drive health check (SMART status), since drives running 24/7 degrade faster than standard drives, especially in hot climates
  • Verifying actual recording playback for a sample of cameras — not just that the "recording" light is on
  • Checking backup power (UPS) is holding charge, so recording doesn't stop during a power outage
  • Confirming remote/mobile app access still works and login credentials haven't been left on default settings
  • A written service report logging what was checked, what was found, and what (if anything) needs replacing

That last point matters more than it looks. A dated, written service report is exactly what you'd need to show if a system failure was ever questioned after an incident — and it's the difference between a real maintenance program and someone waving a cloth over a camera lens once a year.

How often should CCTV be serviced?

Climate is the biggest factor. In hot, dusty, coastal-humid, or heavily polluted environments, most providers recommend a minimum of two scheduled visits per year, ideally timed around the harshest season, since dust accumulation and heat stress on components peak there. In milder, cleaner climates, a single annual visit is often enough. Regardless of climate, high-traffic commercial sites, warehouses, and construction-adjacent properties benefit from quarterly visits, since dust and general wear build up noticeably faster in those environments.

CCTV AMC cost (2026)

Pricing depends on camera count, system age, brand mix, local labor rates, and whether the plan is comprehensive or labor-only. As a general guide, relative to each other:

System size Typical scope Non-comprehensive AMC Comprehensive AMC
Small residential4–8 cameras, 1–2 visits/yearLowest annual fee, parts billed separatelyHigher annual fee, parts included
Medium home / small office9–16 cameras, 2 visits/yearMid-range annual feeMid-to-higher annual fee
Commercial / retail17–30+ cameras, quarterly visitsPriced per site surveyPriced per site survey, SLA response included

These relative tiers move up or down based on how many cameras are already faulty at the time you sign, cable accessibility, local labor costs, and whether the NVR/recorder needs a storage upgrade to meet your retention needs. The only way to get an accurate number wherever you're located is a free site survey — anyone quoting a fixed AMC price without seeing your system first is guessing.

AMC vs. paying per repair: which actually costs less?

Paying only when something breaks feels cheaper until the first emergency callout during a weekend or public holiday, when call-out fees are highest and technicians are hardest to book. An AMC spreads that cost evenly across the year, guarantees a response window, and — critically — catches problems like a failing hard drive or a loosening camera mount before they cause a gap in your footage. For a system that's actually protecting a property, the value of an AMC is less about saving money on repairs and more about never discovering a blind spot only after something has already happened.

Signs your CCTV already needs maintenance

If any of these sound familiar, don't wait for a scheduled visit:

  • Footage looks grainy, washed out, or the night vision has gotten noticeably worse — see our guide on CCTV not recording at night for common causes
  • The NVR/DVR has been rebooting itself or making unusual fan noise
  • You've never actually checked that footage plays back — only that the light is on
  • It's been over a year since anyone physically inspected the cameras or cleaned the lenses
  • You're not sure how many days of footage your system is actually storing before it overwrites itself

That last point is worth checking properly rather than guessing — use our free CCTV storage calculator to work out how many days of retention your current hard drive actually gives you at your camera count and resolution. Many systems are recording over evidence far sooner than the owner realizes.

Compliance and why documentation matters

Requirements vary by country and industry, but many commercial licenses, insurance policies and building management rules expect security systems to be kept fully operational, and some regions have specific regulatory bodies overseeing security system compliance — for example, ADMCC and SIRA frameworks in parts of the UAE, or local licensing authorities elsewhere. Even outside a strict legal mandate, a dated service history is the single most useful thing you can produce if a system failure is ever questioned after a theft, dispute or accident. "We think it was working" is a much weaker position than a folder of signed service reports.

How to choose a CCTV maintenance provider

Before you sign anything, ask:

  • Is this comprehensive or non-comprehensive — exactly what's billed separately?
  • How many visits per year, and are they scheduled in advance or "as needed"?
  • What is the guaranteed emergency response time, and does it apply on weekends/holidays?
  • Will you take on a system you didn't originally install, and what's inspected before you agree?
  • Do I get a written report after every visit — not just a phone call?
  • Is pricing fixed for the contract term, or can it change mid-year?
  • What brands and system ages can you actually service?

Note for readers in the UAE

If your property is in the UAE, climate-driven maintenance frequency matters more than in milder regions — heat, dust and humidity degrade lenses, seals and hard drives faster, which is why two scheduled visits per year is the standard local recommendation rather than the once-a-year cadence that might suffice elsewhere. Frequently asked questions

A small residential AMC (4–8 cameras) typically costs the least for a non-comprehensive plan covering visits and labor only. Medium commercial systems (9–20 cameras) cost more, and comprehensive plans that include parts and replacement cameras cost more than labor-only plans. The exact price depends on camera count, system age, brand, local labor rates, and number of scheduled visits, so a free site survey is the only way to get an accurate figure wherever you're located.

A non-comprehensive AMC covers scheduled visits, inspection, cleaning and labor, but you pay separately for any replacement parts like cameras, cables or hard drives. A comprehensive AMC bundles parts and replacements into the annual fee, so a failed camera or dead hard drive is replaced at no extra cost. Comprehensive plans cost more upfront but protect you from surprise repair bills.

Most providers recommend at least once or twice a year, with the higher frequency justified in hot, dusty, coastal-humid, or heavily polluted environments where lenses, seals and hard drives degrade faster. Milder, cleaner climates can often extend to a single annual visit without a meaningful increase in risk. High-traffic commercial sites benefit from quarterly visits regardless of climate.

Requirements vary by country and industry — many commercial licenses, insurance policies and building management rules expect security systems to be kept fully operational and documented, and some regions have specific regulatory bodies overseeing security system compliance (for example ADMCC and SIRA in parts of the UAE). Even where an AMC isn't strictly mandatory, a documented maintenance history is what you would need to show if a system failure was ever questioned after an incident.

Yes, most maintenance providers, including Alburooq, will take on an existing CCTV system for a maintenance contract regardless of who originally installed it, as long as the cameras, NVR/DVR and cabling are inspected first during a free site survey to confirm condition and compatibility.
